What it costs to live in South Florida

The budget of a move is not the price of the house. It is the sum of the fixed costs that begin on the day you arrive — and most of them are not visible from Brazil.

Start with the fixed costs, not with the property

A family that budgets only the purchase usually discovers the real cost in the third month. The fixed costs are known in advance and can be listed before any decision: housing, association, insurance, property tax, school, health plan, cars, and the professionals that keep the structure running.

Our method is to build this list in writing at the start, with the family, so that the property decision is made inside a known budget.

The lines that weigh most

  • Housing — purchase or rent, plus association fees and property tax
  • Insurance — homeowners, flood and wind, and the car policies
  • Health — the plan chosen and what it covers, per person and per age
  • Education — tuition, enrolment fees, transport, activities and materials
  • Mobility — vehicles, licences and fuel, in a region that runs on the car
  • Household — any domestic support, maintenance and services
  • Annual Brazil–United States travel, which is rarely in the first version of the budget

The costs that only appear after arrival

Documentation, translation, driver licensing, deposits, mobile plans, the first furniture, and the gap between the day you arrive and the day everything is working. This period has a cost of its own and it is predictable.

A well-planned arrival shortens this period. It does not eliminate it.

How to compare two realistic scenarios

Instead of asking what the average cost is, we build two scenarios for the same family: living in a condominium in Miami and living in a house in Fort Lauderdale, for example, with schools and routine included in both. The comparison is made against the life the family intends to have, not against an average that does not describe anyone.

Frequently asked questions

Is Florida cheaper than other American states?

It depends on what is being compared. Florida does not levy a state income tax on individuals, which is relevant, but property tax, insurance and coastal housing costs carry weight of their own. The comparison has to be made with the family's real structure, with the tax professional.

Do I need to change my tax residence?

That is a question for the cross-border tax professional, and it depends on how many days you spend in each country, where your income is generated and how your assets are held. It is not a decision to take by calendar alone.

How much should I reserve for the first year?

Enough to cover the fixed costs and the arrival period without depending on income that has not yet started in the United States. The exact figure comes out of the written budget, not from a rule of thumb.
